Consent is not a formality added after design. The likely approval pathway should influence the brief, programme, consultant team and documentation from the start.

Building consent and planning are different

Building consent assesses work against the Building Code. District-plan or resource-consent questions address land use, site controls and effects. A project may need one, both or neither, depending on the work and site. Exempt building work still has to comply with the Building Code.

Build the application team early

Depending on scope, the application may need architectural drawings, specifications, structural and geotechnical input, fire or accessibility design, energy information and product details. Confirm who coordinates requests for information and keeps revisions aligned across consultants.

Before demolition or opening-up work, check the property file, existing approvals and whether the proposed design relies on undocumented earlier work.

Consent continues through construction

Book required inspections at the correct stages, keep approved documents available on site and record approved changes. At completion, assemble producer statements, certificates, warranties and other evidence needed for the code compliance certificate application. A consent issued is not the same as a completed compliance record.
