Architect-led delivery

An architect-led process can suit complex sites, distinctive design goals and clients who want the designer to remain an independent adviser through pricing and construction. The architect develops the brief and documentation, coordinates consultants and may administer the building contract.

The key control is matching design ambition to the budget at each stage. Ask how cost feedback enters concept design, who prepares estimates and what happens when early pricing exceeds the brief.

Design-build delivery

A design-build team combines design and construction responsibility under one commercial pathway. It can shorten handoffs and bring buildability and current trade pricing into the design earlier. The trade-off is that design review and construction pricing are less independent, so scope clarity and transparent allowances matter.

Ask who actually designs the project, which consultants are included, who owns the drawings, how alternatives are priced and what happens if you choose not to build with that company.

Compare the same things

Do not compare only the first quoted fee. Map the whole pre-construction pathway: site investigations, survey, geotechnical advice, concept options, developed design, engineering, energy modelling where relevant, consent documentation, council responses, pricing, contract administration and changes during construction.

For either model, verify relevant experience on similar Christchurch sites and ask to see a complete recent drawing set and a finished project that used the proposed process.
