How to Choose a Builder in Christchurch

Choose on evidence that matches your project, not the broadest claim or the lowest first total. A builder can be excellent at repeat new homes and still be the wrong fit for a staged renovation in an occupied house.

Match the project before the personality

Define project type, approximate scale, site, desired start window and the decisions already made. Then shortlist teams with recent work of similar complexity. Ask who supervised those jobs, which consultants were involved and whether you can speak with clients whose projects are complete rather than only current.

Verify the people and the business

Check the Licensed Building Practitioner register when restricted building work is involved, confirm the contracting legal entity and review relevant public business information. Membership badges can be useful context but do not replace checking who will sign the contract and supervise the work.

Ask about current capacity, subcontractor continuity, health and safety, quality checks, change control and how defects are recorded and closed out.

Make quotes comparable

Issue the same drawings, specifications and requested breakdown to each bidder. Compare inclusions, exclusions, provisional sums, prime cost items, programme, payment milestones, warranties and assumptions. Clarify every material gap before selecting a contractor.

Shortlist questions

Ask before you appoint

  • Show me two recent projects with a similar scope and constraint profile.
  • Who will supervise my site day to day?
  • What is excluded, provisional or dependent on investigation?
  • How are variations approved before the cost is incurred?
